If the lot is too small and too close to the neighbors than it is NOT ultra luxury. That's a 10M$ home at best but then it is Dubai..
Based on the side setbacks this is definitely not luxury. Your entire investment is in the interior finishes because the house is built on a man made sandbar (which is constantly sinking). The newer homes have basement garages, instead of a meager 2 car garage. Compare it to LA instead of downtown NYC (where you don’t need a car). Don’t even mention the bathrooms without walls, ridiculous.
Pininfarina has designed some beautiful cars, and some butt ugly ones. They sell their name to slap a nameplate on something. The entire investment, the interior finishes, will look dated in a few years. The outside environment is practically unlivable, I’ve been there on business a handful of times. Going from an air conditioned hotel, to car, to meeting, to shopping, gets claustrophobic in a hurry.
This is a $12M refurbished house that will be worth $8M in a few years.

What a stunning home. The attention to detail is insane.
Cried at that “desk”. I have a much wider and ergonomic desk from hardware shop parts. Same for the tiny bookshelves. You must be very shallow if that is the max amount of books you want to store in your office. I’m guessing when you can afford this home you don’t really need to read or work anymore, it’s about pretending to do so. Still good design is about ergonomics not just virtue signalling.

open bathrooms are a non starter, I don't want hear or see my partner do their business while I sleep or read in bed, a really bad idea that will shrink to buyer pool for a property with several other problems, like parking space,
From UAE, the design is specific,too masculine, drab and boring- bet it is designed as a bachelor pad more than a family villa👎

The concept is nice, but also feels heavily over-designed. Where does one hang their art collection in this house with all the visual elements incorporated into the wall space? Also, as someone who owns an ocean front home, I can tell you that all those metal fixtures and accents will be destroyed by the salty air in no time. It doesn't seem that the design team took that aspect into consideration, unless the thought is to do another remodel/overhaul in about 10-15 years.

Would I spend $25M on this? Probably not. But I will always be intrigued by how Palm Jumeirah was built and how it's able to accommodate all of these homes.

Greetings and Blessings! This is an absolutely stunning house! Although I love much larger car garages, I appreciate how they maximized the interior spaces! The staircase/skylight is probably my favorite part of the house!

I’ve always admired people who want to build something great, who push the boundaries, and who put in the kind of work most never see. This week’s episode represents all of that. This isn’t just another home tour, it’s a full reconstruction story and a reminder of what happens when the right minds, vision, and effort come together.
I wanted this one to feel different, to really show the transformation, not just the final result. To understand Pininfarina’s design philosophy, the firm behind this project, I flew to Italy to sit down with their team in person. I also spent time with the Alpago team, studied their documents and visuals, and tried to capture the true scale of the reconstruction and the insane amount of detail that went into bringing this villa back to life. This episode probably took two to three times the effort of a regular one, but I’m proud of how deep we went. I hope you enjoy this look behind the curtain and get a real sense of what it took to make this home happen. As always, I’ll be reading comments and responding to all of you. Enjoy the episode.
